American Modern served as the licensed and insured general contractor for a complete commercial renovation of a gym facility in Royal Oak, Michigan. The project involved a full interior and exterior transformation to support a modern fitness environment while meeting structural, mechanical, and life-safety requirements.

The scope of work included new electrical, HVAC, and plumbing systems designed to support high-occupancy use. Structural improvements were a major component of the renovation, including engineered joists, structural support upgrades, and framing modifications. All structural work was completed in coordination with engineers and local inspectors to ensure full compliance with applicable building codes and load requirements.

Interior construction included structural framing, drywall installation, and full interior finishing to create functional workout spaces, support areas, and customer amenities. Exterior improvements were also completed as part of the renovation, including new windows and doors, exterior painting, concrete curb and gutter, and the installation of stone siding to enhance durability and curb appeal.

Throughout the project, American Modern coordinated closely with engineers, inspectors, and subcontractors to manage sequencing, inspections, and approvals.
