American Modern served as the licensed and insured general contractor for a full commercial retail build-out of a cannabis dispensary in Royal Oak, Michigan. This project involved a complete transformation of the existing space into a fully operational, code-compliant retail and processing environment designed to meet the demands of a regulated cannabis facility.

The scope of work included all new electrical systems, HVAC installation, and complete plumbing infrastructure to support both the retail sales floor and dedicated grow rooms. Interior construction included framing, finishes, and layout coordination for secure grow areas, product storage, and a customer-facing sales floor built for efficiency, compliance, and customer flow.

Exterior upgrades were also completed as part of the project, including new windows and doors, as well as exterior surface preparation and painting to enhance the building’s appearance and durability. All work was carefully coordinated with architects, engineers, and local inspectors to ensure compliance with applicable building codes, zoning requirements, and cannabis-specific operational standards.

Throughout the project, American Modern managed scheduling, subcontractors, inspections, and regulatory coordination to deliver a turnkey dispensary build-out from initial demolition through final approvals. The completed space reflects a fully integrated commercial construction solution tailored to the unique requirements of cannabis retail operations.
